Rumah itu Milik Kami?

3, 4 hari lps kami cancel rmh tu..ternampak iklan kat mudah, rumah di kawasan yang sama, keluasan yang sama..design yang sama..dijual dgn harga RM270k..Mmg serentak tu jgk terus call ejen tu..berdebar2 takut ader org lain dh book rmh tu..Mmg harga ni lah btl2 harga market value, confirm bank blh accept harga tu! Alhamdulillah, ader rezeki kami utk wat apointment tgk rumah tu dulu..tp ejen tu gtau owner outstation, cuti raya haji nnt br owner ader. Ok, xper..kami nk tgk dr luar jer & ejen pun setuju. Smp2, nmpk langsir santek! nampak terjaga rumah ni...risik2 dgn jiran sebelah owner ni lelaki, bujang & hjg minggu jer duk rmh ni. Nsb la jiran sblah ni rajin betul bercerita psl owner ni...& maklumat yg disampaikan ejen mengenai owner ni pun xlari dr citer sebenar. Kami nk byr terus deposit kat ejen tu..tp bler ejen tu call owner, rupernyer owner xsetuju..dier nk kami btl2 tgk dlm rmh tu, lg pun dh ader 5,6 org call nk tgk jgk rmh tu. Alamak, risaunyer kami...kalo owner ni tetiba bertukar fikiran, mau dier wat open price ni....Owner setuju utk jmp kami dulu pagi2 cuti Raya Haji tu..


Wktu hari yg dijanjikan tu, pg2 kami bertolak dr Perak..sbb b4 tu raya haji. Jgn la tber2 cancel pulak, mmg sia2 usaha kami. Sgt saspen..Smp2, owner pun dh ader kat rmh..serius, rmh tu mmg sy suka..manataknyer, feature wall dh siap cat warna favourite sy, pintu dapur dh siap psg pintu besi security, ader table top, bilik ats pasang downlight..Kirenyer kalo kami dpt rmh tu, xpayah la nak renovate..cuma dpur jer perlu psg kitchen kabinet. Owner tu siap offer nak tak langsir ni, sofa ni...dier tolak dgn harga yg sgt murah..Kami pun mmg terus wat keputusan on the spot, byr deposit time tu jgk & kami lega sbb Owner tu kata jgn risau dier xkan jual kat org lain..


Next step, kami perlu sediakan 10% deposit & at the same time blh terus sign snp. Masa utk memikirkan mcmmana nak korek 10% deposit itu..hahaha..mmg pening yer kwn2..

Kami jugak duk pusing2 taman tu kut2 ader iklan nak jual. Finally, kami jmp 1 rmh ni dijual RM298k...Sy rs dah ok dah tu sbb sgt2 lah susah nk jmp rumah yg jual below RM300k kat areas Bandar Seri Putra a.k.a BSP ni..


Ejen ni nampak so so effisien jgk..mintak reduce cket..dpt RM293k ajer...Mmg rmh ni basic unit..tp nampak baru wpun dh 5 thn built up. Kedudukan sgt ok sbb mengadap corner lot rmh dpn..mmg view xserabut. Sbb kami dh suker..& ejen tu kata price tu within the market value, maka byr la kami deposit RM1k. Kali ni kami cukup teliti, in case anything happen..kami blh dpt balik duit kami..yerla, dulu pun dah kena kan..

Lps tu, sibukla kami cr bank2 yg offer housing loan yg the best..Ingatkan smooth ajer yer..rupa2nya, harga rmh tu sgt susah diterima olh bank2 kt sini...that's meant, owner tu jual mahal..& harga tu dh smp siling dh..HSBC dpt offer RM243k, Al Rajhi RM270k, Public Bank RM290k...tp kena ingat yg bank2 ni offer bkn 100% loan...Jd, wpun kami terima offer Public Bank tu kami still kena top up lg la...Tensennyer wkttu..dekat sebulan jgk kami usaha cr valuer yg blh offer harga tinggi..Wpun ejen tu pun membantu, kami ader jgk rs ketidak puasan hati kat dier..dh tau harga rumah tu dh maksimum mahal, ckpla awl2..ni lg sorang nak komisen cepat.

Finally, kami wat keputusan xnak proceed..drpd rugi berpuluh ribu, baik kami hilang RM500 deposit kami shj..balance lg RM500 dpt balik..Kami pun ada terpikir, adakah ejen melayu ni btl2 jujur???? Bygkan jika dier buat mcm ni pd 4 - 5 org & sume menghadapi masalah yg sama...free2 jer dier dpt RM500 dari 4 - 5 org ni...dekat RM2500 jgk la dier blh makan..kalo betul la itu taktik dier smg ALLAH shj yg mmbalasnyer..Tiada lg rezeki kami..


Moral of the Story: Sila cek btl2 market value rmh dgn 3,4 buah bank sblm byr deposit..mmg kdg2 kiter takut org lain potong line..tp kiter jgn terlalu nak cepat..
